How we work

No mystery, no moving targets. This is the same sequence on a single bedroom and on a twelve-unit corridor repaint — only the crew size and the calendar change.

Stage one

1. The walkthrough

Elizabeth or a lead painter visits, measures every surface, checks gloss levels and moisture, and looks for the things that cause callbacks: failed caulk lines, tannin bleed, sanded-through primer, bathroom ceilings that need a mould-resistant system.

Typically 30–50 minutes. Free, and we do not ask for a decision at the door.

2. The written quote

Emailed within two business days. It lists surfaces, square footage, repair scope, primer and finish products by name, sheen, number of coats, crew size, start and finish dates, and the total. One number, not a range.

If something could change the price — hidden rot under siding, for example — it is flagged as a named contingency with a unit rate, agreed before any work happens.

3. Protection and preparation

Roughly 60% of our hours. Floors covered wall to wall, furniture wrapped, doorways sealed with zip walls, HVAC returns filtered. Then filling, sanding, caulking and priming. You are welcome to inspect the prepped surfaces before a single finish coat goes on — most clients do, and we prefer it.

4. Finish coats

Two full coats as standard, cut in by hand and rolled or sprayed depending on the surface. Trim and cabinetry are sprayed for a level finish. Between coats we sand and de-dust rather than paint over debris.

5. Punch list and sign-off

We walk the job with you under raking light, mark anything you are not happy with, and fix it the same day. Hardware refitted, rooms reset, leftover paint labelled with room names and colour codes. Your warranty certificate is emailed with the final invoice.

What the warranty covers

Three years on our workmanship: peeling, blistering, flaking or cracking that results from how we applied the coating. Manufacturer defects are handled through the paint supplier, and we manage that claim on your behalf.

Not covered: physical damage, moisture intrusion from failed roofing or plumbing, substrate movement, and surfaces we advised against coating in writing.

Health, safety and the neighbours

  • Lead-safe practices on pre-1978 homes
  • Ladders and staging inspected weekly
  • Vehicles parked without blocking driveways
  • Music off unless you say otherwise
  • Site left broom-clean every evening

Payment schedule

25% deposit confirms your dates. Balance is due after your punch-list walk, not before. Card, ACH, cheque or e-transfer. Every invoice itemises labour, materials and applicable Minnesota sales tax.
